30A Home Sales Year Over Year Comparison for 2022

30A Home Sales Year Over Year Comparison for 2022 shows 2022 shows 2022 as the second highest annual dollar volume sold with $2.86 billion in sales reported. Median sold price was the highest on record in 2022 at $1,500,000. Median sold price is the price where half of the homes sold above that price and half of the homes sold below that price. The median price is a better indicator than average sold price which may include really high or low sales in the mix.  The quantity of homes sold was down compared to previous two years, but was the third highest on record, coming in with 1,236 home sales reported to Emerald Coast Association of Realtors.

Looking at monthly comparisons, we see home inventory on 30A decreasing for the last two consecutive months. So, while sales are lower, the decreased inventory has held pricing strong. We see properties staying on the market for longer time periods than in the recent past. I think many buyers have been waiting on the sidelines to see what happens with pricing and interest rates and with the overall economy. However, instead of seeing price drops, buyers are seeing strong pricing of 30A homes. Early indications of the opening of 2023 show an increase in showings. We are also seeing many large sales and pending sales from $10 million – $20 million range, setting new records.

As more and more people discover 30A for the first time, I think we will see demand for homes on 30A increase, regardless of interest rates.
