November Home Sales in South Walton |30A Set Record Highs

While November weather seems to slow down the pace at the beach on 30A and South Walton, this year, we find real estate sales in November setting record highs. According to Emerald Coast Association of Realtors, 107 home sales were recorded in November (2013) in South Walton. This represents a 16% growth over Nov 2013, which was our previous record quantity of sales. How does that compare to the run of the market in 2004? Nov 2013 home sales represents a 40.7% increase in quantity of homes sold back in Nov 2004. We continue to see steady growth in November home sales in South Walton since 2006. The chart above demonstrates that growth.
When we look at historic dollar volume sold for the month of November (see chart below), we see another record set for highest dollar volume of homes sold in South Walton. Not surprising, we broke last year’s record by 22%. The sold dollar volume for November has also been showing steady growth since 2008.
Even if we have a steady summer sales season, the big sales numbers in what’s typically our off-season, will really push the total year end numbers much higher. Not including Dec 2013 home sales, we’ve already seen $100 million more home sales in South Walton this year compared to all of 2012 combined.
What is the median sold price for homes in South Walton | 30A? In November 2013, the median home sales price was $450,077. We’ve seen a slow but steady growth in median homes sales for the month of November since November 2010.
