Since June 2005, only one month, June 2011, has seen more home, condo & town home (combined) sales in South Walton than April 2012. Furthermore, April 2012 was the third best April for South Walton sales on record!
While April 2012 sales are up only 7% higher than April 2011, pending sales in April 2012 are up 23% over April 2011, and are at the highest level we’ve seen in the past two years.
Sold dollar volume in April saw a 17% increase over March, with $83,296,866 reported to Emerald Coast Association of Realtors for South Walton homes, condos, & town homes.
Inventory continues to decrease and is at the lowest level since Jan 2005. In April, the inventory dropped 3.5% compared to March.
We are seeing an increase in the number of sales and inventory is decreasing. What does this do to median sales price? You guessed it, we are back to Economics 101. The median sales price in April rose 11.9% over March, the highest we’ve seen since April 2011.
