South Walton Home Sales Show 2nd Best Year on Record for 2011

South Walton, FL: Wow! 2011 showed tremendous gains in home sales for South Walton. 
Compared to 2010, the quantity of sales climbed 24% (a steady increase since 2006) to close the year with 929 reported sales to ECAR (Emerald Coast Association of Realtors). This is the second best year on record, trailing behind only 2004. Not only did the quantity of sales increase, but the total dollar volume of home sales in South Walton also increased, jumping 32% over 2010, to close the year with $540+ million, the third highest volume year on record for South Walton.
Inventory is down to about half the number we saw at the market’s peak and median sales price and price per square foot are also down to some of the lowest numbers we’ve seen, hence all the buying! The average price per square foot remained the same as 2010, but median sold price did drop to the lowest number we’ve seen since 2003, partly due to many inexpensive sales north of Hwy 98. It’s a great time to be a buyer, but there are getting to be fewer and fewer properties from which to chose and the good ones move quickly!
